To run a Vacation home successfully on the Canary Islands you need to apply for a Licence called
Licencia Vivienda Vacational.
However the bureaucracy here is very opaque. Every Municipality is handling the application process differently.
Moreover exist regions with restrictions to permit such Licence. We from HomeAgent.one have the experience to help you to approach that licence.
I will guide and assist you on the way to achieve the Licencia Vivienda Vacacional (tourist licence) to operate your holiday object legal regarding the law of the Canary Islands.
The application consists of the following phases of the process:
Phase 1 - Initial assessment of the property & Phase 2 - Application for a license for the Licencia Vivienda Vacacional
STAGE 1
Requires following documents from the owner of the property:
A copy of the passports and NIE Certificates of all registered owners as stated on the Title Deeds (Escritura).
IMPORTANT: Liciencia Primera Ocupación OR Cédula de Habitalidad. (If not available we can apply for these for you using our technical architect at an additional cost or you may apply for it yourself.)
Last Annual Rates Receipt (IBI – Impuestos Buenas Inmuebles).
Certificado Municipal
Nota Simple- Certificate from Land Registry. (If not available we can apply for these at an additional cost or you may apply for it yourself.)
A copy of your Title Deeds (Escritura).
Authorization Letter from the owners to grant HA.one the permission to apply for a Tourist License on your behalf.
External costs of the Phase 1 of making your property legal for Touristic Letting purposes in the Canary Islands are as follows:

Liciencia Primera Ocupación and/or Cédula de Habitalidad costs are dependent on the property and our technical architect may have to apply for these who will present you with a separate bill for each individual property.
Our charge for Phase 1

After Phase 1 is complete, we will have a good idea of whether or not your property in the Canary Islands
will be granted a Touristic License. If we think there is a good chance you will be granted a Touristic License,
we will proceed on to Phase 2
PHASE 2
Requires following documents from the owner of the property:
Enrolment in the Tax Office (Hacienda) and in IGIC (VAT).
Floorplan of your property (carried out by our technical architect if you do not have one)
Location Plan (to apply from the local Town Hall /Ayuntamiento if not available in Escritura)
Photographs of each room (Should you require professional photographs, use HA media service )
Your home address, contact telephone numbers and emails.
The maximum occupancy of your property.
Declaration of means of advertisement of your property for rent (Need details of each method of advertising as well as names of companies used. )
A price list which must include 6,5% IGIC (VAT).
Copy of your House Insurance Policy. (To ensure you have the correct insurance policy for holiday lettings. If not, HA.one can provide you with an accurate and safe policy, which will provide you with the correct cover needed for a holiday letting.)
Power of Attorney (Poder) in order to present the documentation on your behalf. ( Or, you can let us know when you are available to come with us to the Town Hall so we can personally make the application with you.)
Certificate from the community that you are allowed to holiday let (if a community exists. If the community prohibits the exhibition of a plaque, then this should be stated in the certificate.)
External costs of the Phase 2 of making your property legal for Touristic Letting purposes in the Canary Islands are as follows:
Floorplan (depends on size of property)
Location plan (€ depends on particular Ayuntamiento)
Photo imagery (HA catalog mediaservice)

Payment of our fees must be made up front. However, if you do not pass Stage 1, the fees for Stage 2 will be refunded to you, together with any supplied paperwork.
Fees in case of of tasks not directly related with the VV application process - i.e. consultation, assistance in approaching local bureaucracy

incl 7% IGIC (Canarian General Tax rate, our equivalent of VAT - Impuesto General Indirecto de Canarias).
